Site walkthrough first
A project manager walks every site before work starts, to recommend the right scope and catch problems before they cost you.
Mixed to spec, every time
Sealers and paints are mixed and applied exactly to manufacturer and Federal specifications, with the durability additives included.
Built to code
ADA stalls, access aisles and signage laid out to current accessibility standards, and roadway work to county and DOT specs.
Done right the first time
Old layouts get blacked out before sealcoat so they never bleed through, and we schedule around your business, including evenings and Sundays for striping.
What is quality striping work?
Beyond how the finished job looks, you can't know whether it was done properly with quality materials unless you ask the right questions.
Ask your contractor for a post-project summary with the application rates of the sealcoat and striping materials. Striping should go down at .012–.017 gallons per linear foot, and sealcoat at .18–.22 gallons per square foot. A project built to last will meet or exceed these ranges.
When should I sealcoat and restripe?
Sealcoat new pavement 1 to 2 years after installation, then every 2 to 3 years. Apart from small patchwork, new asphalt should never be sealed right away, because it won't cure and the sealer will delaminate.
What is sealcoat?
Sealcoat is a black liquid made of water, sand, clays, polymers and durability additives. It protects and prolongs the life of your asphalt by sealing it from tire abrasion, sun bleaching, oil and gas.
The two bases of sealcoat are coal tar and asphalt emulsion, applied by spray or by broom/squeegee. Our mixing and application procedures follow Federal Specifications, which meet or exceed the manufacturer's recommendations.
How do you schedule sealcoat?
We work Monday–Friday, 8:00am–5:00pm, and sealcoat is done during normal business hours only, because it needs direct midday sun to cure. Striping can be scheduled on Sundays or evenings if needed.
We need access to the site or section by 7:30am on the scheduled day, clear of cars and other obstructions such as dumpsters, so the sealer has time to go down and dry before striping.
What does ADA mean for my lot?
ADA is the Americans with Disabilities Act of 1990, a civil rights law that prohibits discrimination based on disability. In parking lots, it shows up as van- and wheelchair-accessible stalls and access aisles.
The ADA has precise requirements, and falling out of code can result in hefty fines. We know the ADA accessibility standards thoroughly.
What should I watch out for?
Some applicators "cut" their materials to stretch coverage and increase their margins, or reduce or skip the manufacturer-specified additives. We mix and apply exactly to manufacturer specifications for the best possible result.
