How is asphalt repaired?
Just before sealcoat is a great time to repair areas of deteriorated asphalt. Options include saw-cut repair, flush repair and infrared repair.
Saw-cut repairs are by far the most common approach. We cut out the damaged area with an asphalt/concrete saw, remove the debris, tack the edges and install hot-mix asphalt with a tamper. The cut is generally made 6 inches to 1 foot outside the visible damage to protect the edge.
Flush repairs are the most budget-friendly option. Instead of removing the damaged area, we clear loose material and fill with hot mix. They are quick and inexpensive, but tend to deteriorate faster without a clean edge to bond to.
Infrared repairs are less common but minimally invasive, similar to a flush repair with a stronger bond. The damaged area is heated to a high temperature, then hot-mix asphalt is added and tamped, so the old and new asphalt fuse together.
When should new asphalt be sealcoated?
We recommend sealcoating new pavement 1 to 2 years after installation, then every 2 to 3 years. Apart from small patchwork, new asphalt should never be sealed right away: it won't fully cure, and the sealer is likely to delaminate as oils rise to the surface.
New asphalt keeps its black appearance for roughly a year before sun, water and tire wear oxidize it.
